RELOCATING
People moving out of Dublin as a result of the pandemic people have now been given the opportunity to work remotely, companies are seeing the benefits from this and it is likely to continue well after the pandemic has passed. This incentive will be encouraged by government as they can see the benefits from remote working with less commuter traffic on the roads improving their carbon emission objectives.
TRADING UP
People have realised that their requirements have changed and they need a larger garden, home office and don’t need to be close to work in Dublin and may only need to venture into Dublin one day a week.
FIRST TIME BUYERS
The Help to Buy Scheme is a great incentive for first time buyers who can obtain up to €30,000 of a tax rebate from the previous 4 years tax being paid and this will help them to get on the property ladder to their new A rated home. This will increase the demand for new homes but unfortunately due to the pandemic there is a delay with the number of new homes being built.
RETURNING HOME
We have experienced a large number of enquiries from ex-pats who are looking to return from abroad having possibly emigrated for work during the recession and now looking to return home and particularly with the increased economic activity and job prospects in Ireland coupled with the pandemic people want to get back closer to family and friends.
LACK OF SUPPLY
We see a substantial lack of stock coming to the market probably with the pandemic restrictions affecting people going to find their new home.
EMPLOYMENT
Kildare has the benefit of many large employers such as Pfizer, Kerry Foods, Intel, Hewlett Packard, Lidl & Aldi distribution centre and only a short drive to large business campuses like Citywest, Greenogue and Park West.
