TIPS FOR SELLING YOUR HOME? - Week 1

In our 28 years in business as auctioneers selling properties across Kildare and Ireland we’ve learnt a thing or two about getting your property ready for selling. Over the next six weeks of level five lockdown we’re putting together some simple tips which will have your home looking fantastic and help you to achieve the best possible price selling your home.

FIRST IMPRESSIONS

The first thing we say to anyone selling their home is that first impressions last. It’s so important to have your house ready and presented in such a way that it is highlighting all it’s very best features. The first impression starts as soon as any buyer approaches your front gate. With this in mind the first place to start with your preparations is right outside in your front garden and the entrance to your property. We suggest you go out to your front gate and walk around your house as if you were buying the house for the first time. Look closely and make a list. If there’s anything that’s not going to WOW you, it’s safe to say it probably won’t WOW that buyer who could be interested in buying your home. Now it’s time to start getting your house in order:

  • If you have a garden do everything to maximise its attractiveness. This can be done really simply by adding hanging baskets and outdoor pots to bring added colour and life to your garden. Flowers make a place seem alive and welcoming.

  • Make sure the grass is short, tidy and weed free. Edging your lawn will create an impression of tidiness.

  • Make sure all dead plants are removed and replaced by flowering plants.

  • If you have hedges or trees make sure they are trimmed as excessive growth can cut out light from the garden and house.

  • Power hose the driveway or patio areas if required.

  • Remove any dead leaves, rubbish, toys, etc from the garden.

  • If you have a garage or garden shed, clear out the clutter. Space is always important to potential buyers and they really don’t want to see what you’ve been hoarding over the years.

  • Give your windows a good clean. No streaks. No smudges.

  • If your gates or front walls are looking a bit shabby give them a coat of paint.

All the above suggestions are not hugely expensive but are very effective in showing your home in all it’s glory. This gives you every opportunity to hit your maximum selling price.
