TIPS FOR SELLING YOUR HOME? - Week 4
The Entrance Hall has now had its makeover…..the next room on view is the Sitting/Living Room. The name says it all. It’s where we go to relax and unwind. It tells a buyer all about our lifestyle. With this in mind we need to portray the type of lifestyle that a potential buyer would like to emulate.
FOCAL POINT
Look at your living room objectively and ask yourself what is the main attraction/feature of this room ? If you are lucky enough to have an open fire, make this your focal point. Adding a mirror along with a plant or vase filled with flowers will give focus. Drawing a buyer’s eye as soon as they enter the room and leave that invaluable lasting impression.
DEPERSONALISE
We often use the Living room to display our family photos and collections. Although it’s lovely to be surrounded by our loved ones and hobbies, it’s not always everyone’s cup of tea. It’s time to start boxing away all your sentimental items for your new home! This will give the room a much lighter feel. Showing off other features in the space.
ACCENTS
We all have that comfy go to blanket or cushion that we like to snuggle up to on a cold winters evening. But these can be pretty personal things. As much as we love them, they don’t always look great to other people! Invest in a couple of neutral coloured cushions and throws to give your sofa and armchairs a new lease of life. Remove any frayed and stained floor rugs, replacing them with new ones… or you could always leave them out altogether. Give the room a larger spacious feel. Also make sure any curtains or blinds are hung correctly. If anything is loose or a little wonky it’s time to break out the screw driver. Remember, the details matter!
MOVE OVER
Placement of furniture is key to showing off a room to it’s full potential. A simple but effective idea is to create a reading corner. By adding a lamp next to a chair you create an extra usable space. Adding simple zoned areas in rooms will show any buyer how they can maximise a space. Fuelling their imaginations and providing ideas.
Do your best to keep window areas free of furniture. This will allow more light into the room, creating an open and inviting atmosphere. Hanging a mirror or adding a lamp in a dark corner can help to bring to life any dull corners…. And don’t forget! Remove any surplus bulky furniture temporarily. Store it in a shed or in an temporary storage unit. If it’s something that’s not going to survive your move maybe donate it to your local charity.
LIGHT BULB MOMENT
It sounds like a simple thing but so often gets overlooked. Check light bulbs! Are they all working? A blown bulb or broken lamp will leave dark spots in a room. This is never good. Especially if you’re selling your property in the winter months. It only adds to the gloom. Turn on some low level lighting. Replace any old tired lamps and shades to give the room that cosy ambience we all love.
Simple changes can go a long long way when you’re setting up your home for sale. Take your time. Run through each room on your checklist and get them prepped. The living or sitting room can show buyers a lot of the ‘what if’s’ about a property. Inspiring them. Hinting at how your house could become their home.
